1)Upper West Side: Newton Hotel

Clean and cheap, this functional, almost chain-like hotel overlooks Broadway and boasts fairly spacious rooms with all new furnishings (including beds and TVs). Business gets a mix of international visitors and plenty of academic folk from Columbia University, 30 blocks north.
All 109 rooms in this nine-story former residence are new but nothing entering the realms of swank. Each comes with huge closets (with full-mirror doors), TVs, a microwave and refrigerator, and sparkling but small bathrooms. Double-paned windows won't keep all of Broadway's sirens out. Still lifes on the wall are cheesy, and higher-priced suites have an enigmatic sitting area with a sofa facing a wall. The single lobby elevator is slower than molasses, but there's free internet while you wait. There's no restaurant or snack area, but the next door Greek diner offers room service till midnight.

    2) Midtown: Americana Inn 

    Clean as in clinical, central as in a few blocks from Times Sq, cheap as in two-digit rates (often), the Americana is not the quaint home-away-from-home you may dream of, but it gets you the heart of Manhattan for very little.
    This 52-room, five-floor hotel has linoleum floors and a glare of fluorescent lights bouncing off the white walls throughout - ie it ain't exactly modern chic, or Victorian comfort. Rooms are generally the same - wash basin in one corner, a walk-in closet in the other, and a wood-frame bed facing a small TV (no cable) atop a dresser. There are four shared bathrooms per floor - everything's kept clean. (Too clean perhaps - there's a noticeable smell of disinfectant in halls and bathrooms.) Management knows their draw - cheap, safe rooms in the center. There's a computer to check your email, but little other reason to linger here.

    What's this? A bodega-style reception desk, wrap-around bar encapsulating a raised-deck pool, chic bunk-bed rooms; all a half block from Times Square? Opened in 2005, the QT is a budget boutique choice for hipster travelers (and fashion/entertainment cheapies) looking for an alternative to Old New York hotels.
    Owned by André Balazs, this hotel has its modern quirks. Some rooms have a twin bunk elevated over a double, fit snugly between walls - rooms are very small - and atop a leather-padded platform you can swing you legs from. Flatscreen TVs (with DVD players) are bolted to walls and dog-bone-shaped lights hover over beds in bunk-less rooms. Some tiled bathrooms are wide open, others have sliding mirror doors for privacy. For many rooms - all of which are graded based on size - outside light is sparing. Free continental breakfast is served in a twee mezzanine lounge overlooking the pool, which unfortunately gives off a damp chlorine smell that doesn't add much to the atmosphere. There's free wi-fi service throughout the hotel. The small fitness center looks out over 45th St through a rose-colored window.

    Rooms are a bit of a squeeze, but it's hard to beat Hotel 373's location and overall quality for its price point. Ignore the lack of space, and this clean, modern and stylish hotel has got everything else going for it.
    The claustrophobic among us will not appreciate Hotel 373's cunning, multi-use furnishings and teeny-tiny rooms, but will understand that affordable, clean, fun and fabulous hotels just steps from the Empire State Building always have a drawback. Hotel 373's rooms are a tight squeeze, but it's just a wee sliver of a building, and what it lacks in square footage it makes up for in charm. Besides, the managers have somehow found a way to get in small chairs and workspaces without making you feel smothered. And can you beat the fact that the next door Starbucks is practically in the lobby?

    Just off Broadway, the nine-story Belleclaire aims for a modern look that is a step above the usual stuffy, ruffly international hotels at this price range. Despite a recent renovation, the walls already show a few nicks.
    Rooms are nothing fancy at the Belleclaire, but have varying layouts. Tiled bathrooms are the bare minimum (soaps are plopped on a window ledge in a few). TVs are mounted on the wall facing a bed with simple white comforters. There's a small fitness center to enjoy on the 1st floor (but Central Park is just three blocks east!), and a lobby gift shop with internet access and a tour stand.

    6)Lower East Side: Off Soho Suites Hotel

    Like a 20-something's starters' apartment in Manhattan, the Off SoHo Suites wins fans with its downtown locale not its cheap decoration. The 40 rooms draw many of the downtown-oriented, including budding Manhattanites and indie rockers.
    There's more grit than glam in Off-Soho Suites' unpretentious 40 rooms. They sleep four and contain fully functional kitchenettes (including microwave, stove, oven and generously stocked shelves). Suites come with pullout sofas across from the satellite-access TV and a private bedroom with closet. The carpets are a bit threadbare and the brown color scheme a touch dingy, but overall it's a clean, friendly spot. Lots of indie rockers have stayed here, as seen on framed promo pics in vinyl-floored hallways. There's wi-fi access in the lobby sitting area and a small fitness center in the basement. Those who stay here tend to eye Lower East Side and East Village clubs, not Carnegie Hall or Lincoln Plaza.

    7)Upper West Side: On The Ave Hotel 

    An excellent uptown hotel, the stylish and cool 16-floor On the Ave boasts 266 rooms. They're done up in earthy tones and lots of extras from a recent renovation, including featherbeds, fluffy down duvets, fudge-colored suede headboards and bedside CD players.
    Sunlight pours into the huge windows - though sensitive sleepers may want to face 77th St instead of Broadway. Flat-screen TVs give a little extra elbow room, useful in the small standard rooms. Spacious deluxe rooms cost extra. All rooms have dataport and wi-fi access and there's a business center in the lobby along with a nice sitting area where a pianist plucks away nightly. If you can swing it, the 23 penthouse rooms and suites with private balconies are best. Everyone has access to the glassed-in top-floor balcony with stunning views to the north.

    8)Midtown: The Belvedere Hotel 

    Open since 1928, the Belvedere's roots (and pretty, porticoed façade) are pure art deco originals, even if the present makeover is a modern version of the era's glory days. A buffet breakfast is served in the lobby cafe.
    The fully renovated hotel captures a bit of the old day's vibe - with an intentionally 1920s-style lobby - but a stay is more about getting fine comfort without handing over a handful of C-notes a block from Broadway's Theater District. Comfy and new, double rooms come with the usual amenities - including internet for business travelers. There's also a fitness center and a business center. The rooms in the back of the hotel are larger and less likely to pick up street noise. Although the interiors are clean and attractive, it's really the glorious outer façade that makes the Belvedere feel special; pulling up in a cab in front of that beautifully lighted art deco design after a night on the town gives you a real 'New York' moment.
